Chubb Underwriting (DIFC) Limited is a subsidiary of Chubb, one of the world's largest publicly traded property and casualty insurers. Located in Dubai International Financial Centre (DIFC), it serves as a strategic hub for Chubb's operations in the Middle East and Africa. RELOCATION PROJECT KICKOFF

Spencer was selected by JLL Project Development Services to spearhead the design and execution of their office relocation to Al Fattan Currency House in DIFC. Following numerous stringent prequalification rounds and detailed discussions with both the client and JLL's in-house design experts, Spencer secured the project as the sole provider. This initiation phase set the stage for a bespoke, collaborative approach to meeting the intricate needs of the client.


STRATEGIC DESIGNS

During the design development phase of the office relocation project, Spencer's in-house design team collaborated closely with JLL’s technical and architectural departments. The entire design process was expertly crafted to meet both the client's detailed requirements and the building's constraints. Even with budget limitations, the primary focus was on achieving the highest sound efficiency and creating an environment conducive to collaboration. Emphasis was placed on designing spaces for internal team interactions rather than areas intended for client engagements. To enhance acoustic performance, the team installed 33 dB rated glass partitions from Optima and custom-crafted 35 dB rated wooden doors by Spencer Joinery. Acoustic panels were also strategically positioned to reduce sound reverberation in targeted areas. For the open workstation areas, an exposed acoustic spray was applied to the ceilings, effectively reducing noise while preserving the space's visual appeal.


INNOVATIVE SOLUTIONS

The construction phase saw a seamless integration of efforts between Spencer’s and JLL’s MEP teams to address all stipulated client and building requirements. This phase encountered challenges due to the lack of as-built details and the previously unoccupied nature of the space, necessitating a comprehensive dilapidation report to evaluate the existing systems. The analysis highlighted significant deficiencies in cooling and power capacities, which were promptly addressed.
To overcome these challenges, new ducted split AC units were installed, a decision driven by the shortage of chilled water. These units were strategically placed on the rooftop, with refrigerant pipes extending through a shaft from the office to the roof.
Acoustic considerations were of utmost importance; therefore, AC units with lower noise levels were selected and additional acoustic covers were installed on existing units to ensure compliance with the stringent sound requirements. Moreover, the power system received a robust upgrade to support the additional AC units and satisfy the increased power demands of the client.
In line with the client's IT and security specifications, appropriate security system devices were also installed, ensuring a smooth and secure operational environment. This meticulous attention to technical and functional details underscored the project's commitment to delivering a superior workplace tailored to the client’s needs.


SEAMLESS TRANSITION

The project reached a successful culmination with a punctual handover that aligned with the contractual schedule. This efficient transition facilitated a smooth relocation for the client from their previous premises to the new office, ensuring minimal disruption to their operations. The detailed attention to detail at every stage of the project guaranteed that this relocation was not merely a physical move but a strategic enhancement of the client's work environment, optimally designed to boost productivity and collaboration.
